Property Management Leader Modernizes Resident Updates and Cuts Waste

StuartCo is a full-service property management company founded in 1970. It manages more than 5,000 residential units and 150,000 square feet of commercial space and employs over 375 people. With properties across Minnesota, Nebraska, and Wisconsin, the company’s portfolio ranges from market-rate and senior living to affordable housing and commercial sites.
StuartCo launched a green initiative to reduce waste across its communities as part of an ongoing commitment to residents and the environment. One of the first opportunities identified was to modernize how property managers communicated with residents, moving away from printed flyers and toward faster, more efficient digital updates.
A Break in Communication
StuartCo’s executive team launched a green initiative to reduce waste by 10% in the first year. However, at many properties, resident notices were still printed and delivered door-to-door, consuming paper and staff time while delaying urgent updates.
Finding a Solution
After successfully using One Call Now during a flood event at Riverview at Upper Landing, StuartCo expanded the service to daily communications across its portfolio. One Call Now is integrated with the property management system to update resident data automatically. At the same time, group training sessions made adoption easy for property managers. With Subgroups, managers could target specific properties, teams, or departments and quickly began using the system for routine notices and emergency alerts.
The Right Call
Today, One Call Now is used at 25 StuartCo properties for everything from emergency alerts and water shut-offs to community events, package pickup reminders, and snow-plow notifications. Managers can monitor site usage and guide adoption, while residents receive real-time updates.
“When we need to reach residents or staff, we can do it within minutes. The system works. It simply works,” says Travis Guza, Director of IT.
